# 407 Loy Lane - two house sizes

## The decision

The western peninsula home is the larger retreat; the eastern access-side home is the more compact retreat. Both use the Amangiri-meets-ranch design language, three bedrooms, two bathrooms and an open plunge court. The prior model used the same nominal 1,993-square-foot floorplate for both homes.

Areas are nominal exterior floorplate areas measured from the model's two enclosed floor surfaces, not finished internal usable areas. They exclude terraces, stairs and roof projections. Floor plans are schematic and furniture is indicative.

The west revision adds space to the main pavilion and primary suite. The east revision reduces the pavilion width and bedroom wing. Furniture, kitchen appliances and bathroom fixtures keep their practical dimensions instead of being proportionally shrunk. Bed headboards have been repositioned against the revised room ends, the hearth retains its glazing clearance, and the kitchen worktops retain their wall alignment and working aisle. New stone bases meet the modeled terrain; stair landings connect to the existing conceptual approaches. Stair handrails and landing guards follow the resized flights while the outer arrival landings remain in place.

## Site-reference finding

The supplied SR Lot 17 house site map.pdf is not the same historical address reference as 407 Loy Lane. The companion SR lots by address and APN.pdf lists 407 Loy Ln as Lot 18 / APN 408-31-314, and 417 Loy Ln as Lot 17 / APN 408-31-313. That chart says addresses are subject to change and should be confirmed.

SR Lot 18 house site map.pdf is a Lyon Engineering preliminary exhibit dated October 2017, marked NOT FOR CONSTRUCTION. It shows one Homestead pad and associated pad limits, setbacks, floodplain and easements. It does not establish two separate new-home envelopes.

This revision retains the existing conceptual positions and differentiates the two house sizes. It does not register the preliminary PDF to survey coordinates or certify that either revised house fits an approved building envelope. Final footprints, roof projections, terraces, pool structures, access and grading need to be overlaid on the current survey and applicable building envelopes before a site-fit claim can be made.

## Current delivery

September 30, 2026: both primary-suite/plunge privacy screens and their attached shower fittings are removed. The larger west residence retains its sculpted design. The compact east home is now the Courtyard Retreat, with a thin pavilion roof, stone bedroom wing, timber pergola and distinct arrival. Its enclosed footprint and room layout remain 168.21 m² (approximately 1,811 ft²); the west is approximately 2,384 ft². These are nominal model areas, not certified living areas.

The landscape and Oak Creek retain the accepted property finish. Building positions remain conceptual; this redesign does not resolve the source parcel/site-map mismatch or verify legal building envelopes.
